The Director of Preconstruction is responsible for overseeing and managing the day to day estimating efforts out of our Wilmington Office.
Requirements
5+ Years of Commercial Construction Estimating Experience. Must have strong communication skills, a strong working knowledge of Excel, Word, On-Screen Takeoff Software and Microsoft Project.
Duties and Responsibilities
Preconstruction Services
The Director of Preconstruction is responsible for coordinating and managing all aspects of the preconstruction phase for the overall project.
Conceptual Estimating
Must be able to work as part of a team with clients, architects, engineers, and subcontractors to develop detailed conceptual estimates with little or no documented plans or specifications. Should have extensive knowledge of building systems, materials, costs, and scheduling.
Estimating and Bidding
The Director of Preconstruction is responsible for all budgets, estimates and bids prepared by the estimator(s) assigned to him prior to reviewing with the CEO for final approval.
Facilitate all activities leading up to and bid day including solicitation of subcontractors, preparation of general conditions, preparation of bid sheet, subcontractor bid summary sheets, take-offs, RFI’s to design-team, and detailed review of plans and specifications.
Subcontractor Selection/Subcontractor Relationships
The Director of Preconstruction is responsible for reviewing all proposed subcontractor lists and coordinating with Operations prior to bidding and prior to purchasing.
The Director of Preconstruction will work to develop and maintain ongoing subcontractor relationships with a goal of expanding our base subcontractor list.
Reporting
The Estimating Department will report to the Director of Preconstruction. The Director of Preconstruction will be involved in reviews of his department.
Will follow the corporate processes to ensure the proper and timely closeout of projects.
